A 1,200-acre master-planned community with farmhouse soul, a real social calendar, and an on-site cafe where neighbors actually run into each other.

Light Farms is the kind of community where you came for the pool and stayed because you accidentally made five friends at The Nook. It is intentionally social. The developer wrote that into the master plan, hired a full-time lifestyle director, and built the kind of amenities people actually walk to.
Architecturally, it leans modern farmhouse with white-and-charcoal palettes, board-and-batten accents, and front porches that get used. The streetscape feels curated without feeling sterile. You will see kids on bikes after school, runners on the trails at sunrise, and golf carts moving between the pool and The Nook on weekends.
There are nine villages inside the community, each with its own personality and price point. The closer you are to The Nook and the main pool, the more central the social energy. The further out you go, the quieter and more residential it gets. Both are great. They are just different.
The honest part: amenity fees and HOA dues are higher than average because the amenities are higher than average. If you will use them, the math is excellent. If you would rather have a bigger lot and skip the pool, this is not the community for you and that is okay.
Most master-planned communities sell the amenity center in the brochure and you never go back after the home tour. Light Farms is different. The amenities are positioned at the heart of the community and they are designed to pull you in.
A resort-style main pool with a junior Olympic-sized lap pool, shaded cabanas, and lifeguards in season. Walk-up access straight to The Nook restaurant and bar.
On-site restaurant and bar open to residents and the public, with walk-up access from the main pool. The unofficial living room of the neighborhood.
Full gym with cardio, weights, group classes, and a yoga studio. Hours that work for early risers and after-school crowds.
Tennis and pickleball courts, sand volleyball, and event lawns. Pickleball leagues run year-round and they are not casual.
Over 13 miles of walking and biking trails winding through more than 230 acres of green space, plus several stocked fishing ponds and parks threaded across the community.
A full-time team running resident events, fitness programs, clubs, kids camps, and community-wide celebrations year-round.
