Whitley Place is the quiet counterpoint to the big, brand-new master-plans. This is a smaller community of roughly 540 homes, most of them custom or semi-custom and built between about 2010 and 2018. The architecture leans traditional and transitional, with brick and stone exteriors, detailed elevations, and the kind of three-car-garage, larger-lot footprint that newer Prosper neighborhoods rarely offer anymore. You will find different villages inside, each with its own character, from executive homes to multi-million-dollar estates on one-acre lots.
The setting does a lot of the work. Rolling hills, four ponds, mature woods, and the creek give Whitley Place a secluded, almost rural feel, even though The Gates of Prosper and Preston Road shopping are a short drive away. Lots here often run from a quarter acre to over half an acre, many backing to greenbelt or creek, which buys you real privacy.
The honest part: this is an established, largely built-out community, so you are mostly shopping resale rather than new construction. If you want a brand-new build with the latest finishes, this is not the place. But if you want character, space, mature trees, and a home that already has soul, very little in Prosper compares.
Whitley Place does not try to win the amenity arms race, and that is part of its charm. The draw here is the natural setting: Wilson Creek, mature trees, ponds, and greenbelts, with well-kept community amenities woven through them.
